We are seeking a skilled and dependable Maintenance Technician II who shares our commitment to advancing better living and care for seniors.

Position Summary

Under the general supervision of the Senior Property Manager, Property Manager, and/or Maintenance Supervisor, the Maintenance Technician II is responsible for performing general building maintenance, preventative maintenance, repairs, and work order completion throughout the community. This position supports the safety, comfort, and appearance of resident apartments, common areas, grounds, and building systems while ensuring compliance with all applicable regulations and company standards.

The ideal candidate will possess strong troubleshooting skills and experience in HVAC, plumbing, electrical, carpentry, and general building maintenance.

Essential Responsibilities

Building and Facility Maintenance

  • Perform routine and preventative maintenance throughout the campus
  • Complete maintenance requests and work orders in a timely and professional manner
  • Conduct general repairs in resident apartments and common areas, including:
    • Carpentry
    • Painting
    • Drywall repair
    • Appliance repair
    • General maintenance tasks
  • Prepare vacant apartments for move-in, including painting, cleaning, carpet cleaning, and minor repairs
  • Diagnose and repair most maintenance issues involving:
    • HVAC systems
    • Plumbing systems
    • Electrical systems
    • Carpentry and structural components
    • Appliances and equipment
  • Obtain contractor bids and coordinate third-party service providers when specialized repairs are required
  • Perform maintenance and testing of security systems, fire alarms, access controls, and door locks
  • Assist with inspections, compliance requirements, and facility readiness

Preventative Maintenance

  • Perform scheduled preventative maintenance on building systems and equipment
  • Conduct inspections and operational testing of equipment
  • Maintain maintenance logs, records, and documentation
  • Identify maintenance concerns before they become significant issues
  • Ensure repairs and maintenance meet all safety and quality standards

Grounds and Community Appearance

  • Maintain the cleanliness and appearance of community grounds and common areas
  • Perform landscaping duties as needed, including:
    • Lawn mowing
    • Hedge trimming
    • Flower bed maintenance
    • General groundskeeping
  • Remove snow and ice from sidewalks, parking lots, entrances, and driveways
  • Operate snow removal and grounds maintenance equipment safely
  • Maintain dumpster and waste disposal areas
  • Remove trash from common areas and grounds

Housekeeping Support

  • Clean and maintain common areas throughout the community
  • Dust, vacuum, sweep, mop, and polish furniture and fixtures
  • Clean windowsills, floor surfaces, and building entrances
  • Clean and sanitize public restrooms
  • Replenish paper products and restroom supplies as needed

Documentation and Compliance

  • Maintain accurate records of preventative maintenance activities
  • Complete work orders, inspections, and required reports according to policy and procedure
  • Review and comply with Material Safety Data Sheets (MSDS/SDS)
  • Adhere to all safety regulations and safe work practices
  • Follow federal, state, local, and company policies, including HIPAA, compliance, and workplace safety standards

Teamwork and Customer Service

  • Build positive relationships with residents, families, coworkers, vendors, and community partners
  • Respond professionally and courteously to resident maintenance concerns
  • Assist and coordinate with outside contractors and service providers
  • Keep leadership informed regarding significant maintenance issues and facility needs
  • Attend required meetings, trainings, and educational programs
  • Serve as a positive role model and contribute to a team-oriented work environment

Qualifications

  • High School Diploma or GED required
  • Two to five years of maintenance experience required
  • Experience in senior living, healthcare, residential, commercial, or multifamily housing environments preferred
  • HVAC Certification required
  • Valid Ohio Driver’s License required
  • Must meet National Church Residences’ motor vehicle policy requirements
  • Strong mechanical aptitude and problem-solving abilities
  • Professional working knowledge of:
    • HVAC systems
    • Electrical systems
    • Plumbing
    • Carpentry
    • Drywall repair
    • Structural maintenance
    • Appliance repair
  • Ability to work independently and prioritize multiple tasks
  • Strong organizational and time management skills
  • Excellent communication and interpersonal skills
  • Attention to detail and commitment to quality workmanship
  • Computer and tablet proficiency for work order management and documentation
  • Ability to safely operate:
    • Power tools
    • Hand tools
    • Electrical testing equipment
    • Welders
    • Snow removal equipment
    • Salt and sand spreaders
    • Grounds maintenance equipment
  • Ability to perform physically demanding work, including lifting, climbing, bending, kneeling, and prolonged standing
  • Ability to respond to emergency maintenance situations when on-call
  • Visual acuity and hand-eye coordination consistent with maintenance and repair responsibilities

Performance Expectations

  • Resident apartments and common areas are maintained in a safe, attractive, and functional condition
  • Vacant apartments are prepared and ready for occupancy within established timelines
  • Grounds, parking lots, walkways, and building exteriors are well maintained and free of hazards
  • Maintenance needs are identified, addressed, and resolved promptly
  • Preventative maintenance programs are completed according to schedule
  • Resident satisfaction goals are achieved and maintained
